COSTS EXPLAINED

1. PRICE

The price ($475,952, as of July 31, 2026) is the maximum amount the Buyer may offer the Seller for the Stock Transfer for Live/Work Space #66, paid with cash or a combination of cash and “share loan” (second mortgage, after the Coop’s mortgage).

Prospective buyers should read in full about the financial, organizational, and legal structure of owning, selling and buying Stock for a Live/Work Space. Successful applicants to the building’s Applicant Pool will be provided with the cooperative’s governing documents upon request.

2. MONTHLY COOP FEES

There are three main components of the cooperative’s monthly fees: 

• Debt Fee: Live/Work’s portion of Coop Mortgage.  

• Members Assessment Fee: Includes common area utilities, repairs, maintenance, cleaning; management fees, trash/recycling, snow removal, master insurance; Live/Work’s heat, air conditioning, and property taxes.   

• Capital Reserve Fund (CRF) Contribution: A fund for major capital needs.   

Total Monthly Coop Fees for Live/Work #66 = $2,589

3. ADDITIONAL COSTS

• Home insurance (required by Coop by-laws) 

•  If a second mortgage (share loan) was secured to pay the MTV, monthly payments on that loan (interest on share loans is tax-deductible)  

• Utilities like electricity, water, and internet (billed directly to resident).   

Sixth floor corner live/work space with north and east light and 12’ ceilings. Currently configured so approximately half the space is a concrete-floored studio with slop sink and storage, with two large east windows. Interior windows and a French door connect the studio to living area. Open living area has a wood floor and includes tiled entryway with closet, updated kitchen with large concrete-top island, a flexible sleeping/living area, and six north-facing windows with views of the Boston Seaport. 

Please note: Live/Work Space must be Member’s primary residence, per Cooperative by-laws.

COOPERATIVE LIVING AT THE ARTIST BUILDING

• The Artist Building at 300 Summer Street Cooperative’s purpose is to furnish Live/Work Spaces to its stockholders (“Members”).

• Members must be visual artists as defined by the cooperative’s bylaws.

• Sales are made according to a limited-equity financial structure.

• The cooperative is self-governing.

• Members are required to live in their Live/Work spaces as their primary residence.

In addition to financial responsibility, coop ownership includes expectations that stockholders (shareholders) will:

• Abide by the building by-laws, proprietary lease and residency agreement

• Join the Fort Point Arts Community and participate in yearly Open Studios

• Serve on the cooperative’s governing board of directors

• Volunteer for building-related committees

LOCATION:

The Artist Building at 300 Summer Street is in downtown Boston, in the heart of the vibrant historic Fort Point neighborhood in South Boston, near the Seaport District and waterfront. It is close to the Fort Point Channel, Boston Harbor and the Harborwalk, the Children’s Museum, the Institute of Contemporary Art, shops, grocery stores, and restaurants. BUILDING

The nine-story 1898 brick building, a former wool warehouse, contains 48 Live/Work spaces and also houses a gallery and several businesses. Physical access is by a freight and passenger elevator and three stairwells. 

A shared rooftop deck includes plantings and furniture. Each artist has space on the hallway walls to display art. Upgrades in the past five years include new furnaces, AC/heat fan coil units, rooftop chiller, and upgraded elevators. The building currently has an in-house facilities manager and cleaning service.
